What do I need to apply for a property?
· Fully completed application
· Copy of Drivers License (and copy of co-signers drivers license)
· Application fee paid at time application is submitted
What are your deposit requirements?
The security deposit is typically equal to one month’s rent and is due in full when you sign a lease.
What is your pet policy?
We do offer several pet-friendly properties. The properties that do allow pets require a non-refundable pet fee, in addition to the normal security deposit.
All properties are non-smoking!
All of our properties are smoke-free! The penalties for tenants who violate this rule are severe and can include but not limited to loss of the deposit and payment of any additional damages.
If I don’t have credit established, can I have a co-signer?
Yes. Co-signers are generally required when an applicant has a poor or limited credit history or income. Talk to our office about this option.
Do you rent to college students?
Yes, we do – however, due to lack of credit history and sufficient income, we generally require a co-signer to guarantee monthly rent payments as well as all other obligations under the terms of the lease.
Does the City of Edwardsville have an ordinance regarding occupancy restrictions?
Yes, the City of Edwardsville has an ordinance that prohibits more than 3 unrelated individuals from occupying the same residence. Variances are allowed, but only when it can be proven that ALL occupants are related.
Do you accept Section 8?
We currently do not accept Section 8.
What is the duration of a residential lease?
Generally, we offer a 12-month lease on our residential properties. However, we do offer month to month or shorter leases upon request. For further information, please contact our office.
